Configuration:

Currently the park is set up to handle 50 homes, (electric, water, sewage). Water is supplied from a well � the pump and tank have been upgraded this year, cost for upgrade was in excess of $10,000.

The existing water system can comfortably handle the park at capacity, to expand to the undeveloped land would require an additional water source.

This could be accomplished a number of ways:

City Water/sewer

Tabbing into city services* - main feed - city charges 2200.00 for a 2” water feed 1900.00 for 6” sewage ­ I talked to our maintenance plumber he felt It very possible that the existing lines could be used ­ drastically reducing the expense of running all new.

This scenario would add a water bill that could range anywhere from $500.00 -$2000.00 monthly OR metered lots : The city would charge $720.00 per lot for individual meters.

This would free up the existing pump house which then could be used for the undeveloped 11 acres.

Covert all to city resources. I have calls into 2 local industrial plumbing architects - will provide you with their suggestions/ pricing as soon as it is available.

*We are started the process to install city water at the park. For now we will use it as an emergency backup system. This will prepare the park for expansion and metered lots.

Estimated completion of Phase 1 install in Nov 30, 2008

The existing sewer system was grandfathered in ­ there are not individual tanks at each lot ­ rather a number of tanks/ leach fields .

Growth

We have 8 empty lots .

We are in the process of acquiring 3 trailers that will be sold .

We are in contact with a number of local dealers ­ looking for used MH that we could stage at the empty lots. To make it affordable for the lower income families we are looking for older models ­ single wide units. We will need 9 to be at full capacity in the current configuration.

Lot Rent is 250.00, discounted to 175.00 if paid by the 5th of each month.

This includes water and garbage pickup 2x weekly.

Animals (of all sorts) are allowed. They must be coped/chained/ otherwise restricted to ownerÂ’s lot.

A $25.00 fine for stay animals ­ after a warning

Lots must be keep neat and orderly, there is a $50.00 fine for violators.*

We had brought out a dumpster for all to use to rid large items from lots.

We have quarterly community cleanups.
